We have a vesed interest in the practices employed and want to ensure that
1. Serious potential and repeat Buyers are NOT mislead when considering a Purchase for immediate use or for short or long term Investment 2. An Informed and Fair Market is maintained on eBay to ensure the conduct of sincere and reputable business processes.
Anytime economic downturn is experienced, sellers without integrity list on eBay, and new buyers with little or no experience enter the eBay market, we have seen an increase in Buyers who were not adequately informed about "low end" Lots on eBay. These Buyers paid in excess of $3,000 - $6,000 for lots acquired at Tax Deed sales for under $2,000.00 witout a Marketable Title Insured Deed.Many of these sellers will routinely offer inferior quality TAX DEED LOTS, surrounded by roads not maintained and badly paved. Many of these lots are also adjacent to or surrounded by old and small 1950 homes giving the appearance of an ecominimally depressed neighborhood - negaively impacting the resale value of these lots. Also beware if no homes are build ajacent to or in the surrounding neighborhood - in this case, the lots are locaed in an Undeveloped Section of the the county (the county does not regularly maintain existing roads in an undeveloped section).
Also, ensure that the parcel IS NOT located in an ENVIRONMENTALLY SENSITIVE SCRUB JAY bird area. Frequently such lots require very EXPENSIVE SPECIAL PERMITTING to allow building and and in many cases permission to build cannot be obtained. ALWAYS ask if the lot you are purchasing is situated in an Environmentally Sensitive Scrub Jay area. MANY Lots in Port Charlotte CANNOT be build on for this specific reason.
BEWARE of SELLERS who routinely purchase lots very cheaply at Public Tax Deed Auctions and DO NOT disclose this information when listing on eBay. Buyers of these lotswill be immediatley at a disadvantage and often have to pay legal fees in the thousands to complete a Suit to Quiet Title. This process can take up to a year or longer to complete and in some instances the lot cannot be cleared at all.

Remember, the average TITLE INSURANCE POLICY Fee is only $100.00.
Make it a PRACTICE to carefully READ the ENTIRE eBay Auction Listing and the FINE PRINT, to determine if and what type of DEED is offered by the Seller. Learn if the Seller settles the Closing through a reputable 3rd party TITLE COMPANY paid by the SELLER, and if the TITLE INSURANCE is provided to the BUYER for review before to CLOSING. Stay Informed
